My Marketing Plan

Preparing your home for the market:

*Complete a walk through inspection of your property with suggestions for de-personalizing and staging. This may include hiring of handyman or cleaning trades as well as staging company to bring out the best attributes of your home.

*I will hire a professional photographer to create still photographs of the interior and exterior and aerial drone photography of the property if allowable and applicable.
*I will hire a professional floor plan measurement company to create custom digital floor plans providing exact measurements and marketing material for prospective buyers
*I will create custom made feature packages for display during showings and for prospective buyers to take, which will include an outline of improvements and special features of your home, floorplan, survey if available, mapping, disclosure statement, interior and exterior photographs
*I will install yard signage and a lockbox for keys

As soon as you list your home with me, I will enter your home in the Multiple Listing Service (MLS) database accessible online at www.realtor.ca.  Other agents can immediately access your property information through our agent Interface Software and I also regularly publish in the local Comox Valley Record Real Estate Supplement.


*I will expose your home to the largest possible realtor base via Interface, agent software and hosting a realtor’s tour for all RE/MAX Ocean Pacific Realty agents

*I will host a Realtor’s luncheon exposing your home to all agents from all real estate companies in the Comox Valley
Market your home to the largest possible buyer base via MLS at realtor.ca along with oceanpacificrealty.com and personal website at homesincomox.com
*In addition I advertise internationally with remax.ca and no other company has a better reach!
*Social Media advertising including Facebook, Instagram and You Tube
*Print advertising RE/MAX homes flyer in the Comox Valley Record
*Slideshow tv advertising at both RE/MAX locations
*Host an open house to general public if applicable
*Provide a weekly analytical report of online property views and provide feedback in a timely manner from every showing

When you think about it, there are several other homes for sale competing with your home. I will help you price your home competitively to attract qualified buyers. The way I do this is by generating a Comparative Market Analysis (CMA) report, which will show you a range of prices being paid for homes in your area and then we will discuss any added value to your property through your improvements and take into consideration the current market activity.  You can complete my online form to get a general feel for your home's market value. Together we will arrive at the perfect price to market your home.
